Check-in and Check-out Procedures

  • Check-in is after 4pm and check-out is by 10am.
  • Must electronically sign an additional Rental Agreement Terms and Conditions and any Neighborhood Rules sent by Host (property manager) or entry information cannot be sent.

Property Access

  • AWD or 4WD vehicles are required during winter months. The road leading to this home is gravel.

Policies and Rules

  • CANCELLATION POLICY: Bookings canceled 60+ days before arrival will receive a refund of the deposit. Bookings canceled between 31-59 days before arrival will receive a refund of half of the deposit. Bookings canceled within 30 days of arrival are not entitled to a refund unless the reservation dates are rebooked to another guest. All bookings are subject to a $50 cancellation fee.
  • This property is pet friendly with a $25 per day, per dog fee. Mature, well-trained dogs only.
  • Please observe a quiet hour of 10PM as there are full time residents nearby.
  • Must be at least 25 years old to reserve. This person is required to be the person signing the agreement and must be one of the persons staying in the property for the reserved dates.
  • No smoking inside the home. No trace of smoking left outside the home.
  • Do not leave food or trash outside as it could attract animals. All trash must be bagged and placed in the trash receptacle indicated in the Welcome Book inside the house or your digital guidebook.
  • No parties or gatherings above the posted occupancy allowed at any time. Keep outside noise respectable.
  • House Rules: No smoking allowed. Minimum age: 25 years. Children allowed. No events allowed.

Fees and Payments

  • All bookings are subject to a $50 cancellation fee (see cancellation policy above).
  • Pet fee: $25 per day, per dog. Mature, well-trained dogs only.

Utilities and Amenities Access

  • All BRMR homes offer well stocked kitchens with all utensils needed to cook meals.
  • There is also a "starter set" of paper products at the house: a roll of toilet paper per bath, a couple garbage bags, a small vial of dishwashing liquid, a few tablets of dishwasher detergent, some laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and some makeup remover cloths. There are enough of these items for one night, or maybe two.
  • We do not provide hair dryers.
  • Towels and linens provided.
  • High-Speed Internet provided.
  • Clothes washing machine and clothes dryer provided.
  • Dishwasher, stove, oven, toaster, and ice-maker provided.
  • Hot tub provided.

Safety and Emergency Information

  • The Watauga Gun Club is near this home. You may occasionally hear gunfire due to this proximity. There is no need to be alarmed, and after booking/arrival guests may not relocate to another home due to these potential sounds.
